Selling

You will need to supply a copy of the Certificate of Title, Plan of the allotment showing dimensions and size. Brochure which contains:
Picture of allotment
Address
Price
Zoning
Special facilities of the area the allotment is situated in
Your contact details
It is preferable but not essential
You will need to contact a surveyor to re survey allotment. There is an expense for this so shop around.
This will be displayed on one of your utilities invoice, Council/ Shire, Water, Land Tax/emergency services or similar depending on which state or country your property is situated.
Research, Research Research. Look at what others are selling for but keep it apples for apples.
Your conveyancer/ Solicitor will organise this. You will pay up to the date of settlement, if you have paid more, then the new owner will reimburse you for this part of their settlement costs.

Purchasing

Any time is a good time, but do your research of the areas you wish to purchase in. Alternatively, you can fill out our Buyer Enquiry Form this will allow you first chance on any property listed which matches your criteria.
Contact the person handling the sale. Request an offer form.
Make sure you have contacted a finance broker to assess your borrowing power. Seek a pre approval and always make the contract subject to finance approval.

This is the day you pay for the property and ownership changes hands into your details as listed on the contract to purchase. Your conveyancer/solicitor organises this on your behalf
This will depend on the time frames you have agreed to in the contract. If you haven’t satisfied your finance approval by the due date you leave yourself open for the contract to be terminated. If you require more time, best to contact the person handling the sale to negotiate but don’t leave it until the last minute to give them plenty of notice.
